Austin Home Sales information is compared to the same month in the prior year to assist in determining trends. The comparison is made with the same month in the prior year due to fluctuations based on the time of year. Sales generally rise and fall in the same periods or months each year, so one of the best comparisons for sales trends is to look at the same month in the prior year. The number of homes sold in Austin showed a significant increase from July of last year. The average sales price per square foot saw a moderate decrease, and the average list price per square foot displayed a moderate decrease. Additionally, the average number of days on market for properties sold in Austin showed a slight increase.
Specifically, sales of single family homes saw a significant increase of 23.03% from 712 to 876 homes sold from July of last year to July of this year. The average sales price showed a noticeable decrease of 7.02% from $358,875 to $333,696. The average sales price per square foot displayed a moderate decrease of 3.43% to $141.44 . The average sales price was 96.89% of the list price, essentially no change from the same month in the prior year. This percentage is indicative of how much the price was lowered in order to make the sale. The average days on market for the sold properties went from 63 to 64 for a slight increase of 1.59%.
